How to Protect Your Masonry From Oregon Coast Salt Air

Living on the central Oregon Coast has its rewards, but the climate is unusually hard on masonry. Between salt-laden air, wind-driven rain, and the freeze-thaw cycles we get inland toward Corvallis and Philomath, brick and stone face a constant test. The good news is that well-built, well-maintained masonry can last generations here. The key is understanding what causes damage and staying ahead of it.

Why coastal weather is tough on brick and stone

Salt is the main culprit. Airborne salt settles on masonry, works into tiny pores, and draws in moisture. As that moisture moves in and out with temperature changes, it stresses the surface of the brick and the mortar joints between them. Over years, you may see spalling — where the face of a brick flakes off — or crumbling mortar that lets even more water in.

Water is the second culprit, and it usually rides in on the wind. Horizontal, wind-driven rain finds gaps around flashing, caps and joints that a gentler climate would never expose. Once water gets behind masonry, it has nowhere good to go.

Five ways to protect your masonry

1. Keep mortar joints sound. Mortar is sacrificial by design — it's meant to wear before the brick does. When joints start to recede or crumble, repointing (also called tuckpointing) restores the seal and the strength. It's the single most valuable maintenance step for coastal masonry, and it's a core part of our masonry restoration and tuckpointing work.

2. Seal the right surfaces. A breathable masonry sealer helps shed salt and water while still letting the wall dry. The word "breathable" matters: a sealer that traps moisture inside can do more harm than good. We choose products suited to the specific brick or stone and the exposure it faces.

3. Manage water at the top. Caps, crowns and coping are your first line of defense. A cracked chimney crown or a missing wall cap funnels water straight into the structure. Keeping these details intact prevents the majority of moisture problems.

4. Get drainage right. For retaining and freestanding walls, drainage behind the wall is everything. Proper gravel backfill and drain lines relieve the water pressure that would otherwise push a wall out of plumb over time.

5. Inspect once a year. A quick annual look — ideally before the wettest months — catches small issues while they're cheap to fix. Look for hairline cracks, loose or missing mortar, white powdery deposits (efflorescence), and any staining that suggests water is getting in.

When to call a mason

Some maintenance is straightforward, but coastal masonry rewards experience. If you see spalling brick, recurring leaks, a leaning wall, or mortar you can scrape out with a key, it's time to bring in a professional. Catching these early usually means a modest repair instead of a rebuild.
